We understand that not every property owner has the same objectives in mind. For this reason, we’ve created a diverse group of service offerings—many of which are intangibles that cannot reduced to a mere list. Because our goal is to not only earn our fees but also to earn your trust, we've made it our mission to adopt a flexible, open-minded approach so that each unique property is handled in a professional manner and each client is valued—both the property owner and the leasing customer. Although our fee structure varies depending on the number of properties that we will be managing, please feel free to call us to discuss other options for your property. Our standard full service package includes the following:
- On site evaluation and marketability determination
- Advertising your property on our website, yard signs, on line and news print at your request
- Thorough screening of all tenants
- Timely (no excuse) rent collection
- Detailed monthly accounting emailed directly to you
- All property associated payments made for you
- Direct deposit of disbursements available
- Bi weekly drive bys to insure property condition
- Annual photos (interior and exterior) taken and emailed
- Annual maintenance inspections and advisory reports
A LA CARTE OPTIONS FOR LOCAL OWNERS
As much as we would like to manage your property for you and relieve you of all that a rental property demands , we know that if you are a local owner, sometimes financial constraints can mean doing some of the work yourself. Because of this, many owners are merely looking for help with some of the more challenging tasks. The services listed below are offered on a one-time, no-contract basis. Prices will vary with each property. Please call us with any specific inquiries, or if you'd like to discuss opportunities such as:
- Property analysis, marketing, tenant screening, proper lease agreement & tenant acquisition. (Sometimes just finding a qualified tenant is half the battle)
- Maintenance or repairs supervised and arranged from our approved list of vendors.
- Move out inspection and procedures. As with all areas of dealing with rental properties there are legal procedures that should be adhered to. We will do the move-out inspection make recommendations and provide you and the tenant with all of the necessary documentation.
- In the unfortunate event of an eviction or any legal proceeding, our managing partner and designated broker is a real estate attorney and can provide you with legal counsel.
